Forestry Mulching
We grind brush and small trees into mulch where they stand. A skid steer with a forestry mulching head does the work, and the mulch stays on the ground.

Land clearing in Corsicana covers two kinds of ground. Inside the city, vacant lots and back lots grow up in brush and saplings between older homes. Outside the city limits, Blackland pasture fills in with mesquite and eastern red cedar. Much of it sits on clay that ruts when wet and cracks open in dry spells.
Clear Choice handles land clearing in Hillsboro and the country around it, and Corsicana is part of our service area. Here we clear brush and small trees with a skid steer that carries a forestry mulching head. Forestry mulching shreds the growth in place and leaves it on the ground as mulch. Census survey data puts the median year built for Corsicana homes at 1974. About two in three homes here were built before 1980, and about 7 in 10 are detached single-family houses. The city and other taxing bodies also hold numerous lots taken for unpaid property taxes. The city says most of those are vacant parcels.
City code Section 11.234 calls growth unsightly at 8 inches tall across 10 percent of a lot's growing area. Another section makes it unlawful to let brush build up or grow on a lot. If an owner falls behind, the code lets the city mow the lot and charge the owner. Rules change, so ask the city's Community Support Department for the current version.
The city's Infill Housing Program makes those tax trust lots available to individuals and builders. Buyers must start building within 6 months of purchase and finish within 18 months. On a lot like that, lot clearing with the mulcher takes the brush down before the builder starts. The builder's dirt work comes after we leave.
USDA soil maps put Crockett fine sandy loam under about a quarter of the ground in and around town. Wilson clay loam covers about a fifth, with patches of Burleson and Heiden clay. Crockett has about 8 inches of sandy loam over a dense clay subsoil that takes in water very slowly. The USDA's Natural Resources Conservation Service, or NRCS, rates the rutting hazard severe on Wilson soils and both clays.
NRCS says dry Burleson clay can crack up to 4 inches wide and 40 inches deep or more. When it is moist, water soaks in very slowly. NOAA normals give Corsicana about 42 inches of rain a year. On clay like this, the job date follows the weather.
Post Oak Creek and Town Branch run through town on Census Bureau maps. Lake Halbert sits inside the city limits on the southeast side. FEMA's countywide flood map for Navarro County took effect in June 2012 and shows regulatory floodways along some creeks. Look up a lot on FEMA's Flood Map Service Center before clearing near a creek.
Before settlement, fire and grazing bison kept woody plants in check on these prairies, NRCS says. Its site notes for Corsicana's prairie soils list mesquite, elm, osage orange and eastern red cedar as potential invaders. On Wilson soils, most land left out of crops holds a few to many mesquite trees. The notes add that shifting clay favors brush that tolerates soil movement.
Brush clearing with the mulcher takes thickets and saplings down to the ground and spreads them as mulch. A pasture that was closed in can be mowed and fenced again. When Navarro County bans outdoor burning in a dry spell, mulching leaves nothing to burn. Big trees are work for a tree service, and we mulch the brush around them.
On farm and ranch land around town, fence line clearing mulches a strip along the wire. The fence stays standing, and the strip gives room to see and fix it. The AgriLife Extension Service keeps a Navarro County office in Corsicana. That office has an agriculture and natural resources agent, and its page lists pastures and forage among its topics.
Corsicana itself has stayed near 25,500 people in recent Census Bureau estimates. Navarro County grew faster, from 52,624 at the 2020 Census to about 57,200 in the 2025 estimate. The unincorporated county, outside every city limit, went from about 19,400 people to about 23,200 over the same years. Inside Corsicana, Census building permit data shows 83 new single-family homes in 2024 and 64 in 2025.
Outside the city limits, Navarro County's Planning and Development office assigns 911 addresses and issues floodplain development permits. A commissioners court order puts new houses on vacant lots there under the International Residential Code. It calls for three inspections, and the builder gives that office notice before work starts. A new driveway onto a state road needs TxDOT approval.
Corsicana, the Navarro County seat, lies about 40 miles east of Hillsboro on State Highway 22. It sits on the east side of our service area. We clear home sites and a path in with the mulcher. The builder or an excavation contractor does the dirt work after that.
